Some important information to update you on which will impact appraisals and loans, so please take a moment to read this message. There are new requirements under “UMDP”. The Uniform mortgage Data Program (UMDP) was developed at the direction of the Federal Housing Finance Agency (FHFA). The purpose of UMDP is to 1) improve the quality and consistency of appraisal data on loans delivered to the GSE’s; Fannie Mae and Freddie Mac, 2) create standardization in data and 3) ensure consistent enterprise quality control. The UMDP is made up of three key components and three key dates: - UAD (Uniform Appraisal Dataset) – September 1, 2011 – standardized definitions and responses for a key subset of fields, encompassing fields required for a complete appraisal. Conventional loans only. FHA is not adapting UAD at this time.
- UCDP (Uniform Collateral Data Portal) – December 1, 2011 – single portal for the electronic submission of appraisal data to the GSE’s - ULDD (Uniform Loan Deliver Dataset – March 19, 2011 – includes all of the loan data points that will be required at loan delivery UCDP and ULDD will be happening behind the scenes and will have little to no impact on production. The UAD however, can impact originators and borrowers. The appraisals will have new terminology and will look a little different. The most significant impact we could see is expected on turn times. This is the largest change for appraisers since URAR and while we are confident that our AMC, Settlement One, is ready for this change, we need to expect delays.
